Maintenance Manager – Social Housing - Birmingham Based
To £33, 0000 per annum plus benefits
A Birmingham based Housing association that has the majority of its housing stock within the inner city areas of Birmingham, has an opening for a Maintenance / Asset manager. This RSL is one of the major players in regeneration and reinvestment in Birmingham into general needs and sheltered housing. Hence the role of the maintenance manger will be Instrumental in driving this strategy forward.
You will be responsible for the management of planned Maintenance works and the management of the decent homes programme with direct accountability to the chief executive and director of asset management.
Your management reasonability will entail a team of four permanent members of staff and a range of partnering contractors appointed to deliver the decent homes programme, as well other planned maintenance service contracts. The main elements of the post are:
Maintenance
• To provide efficient, planned maintenance service to all tenants, residents and leaseholders.
• To lead a team of staff providing maintenance services in accordance with the companies policies and procedures. This includes section 82, fire risk assessments, Water contamination and Health and Safety issues.
• Be aware of the maintenance / stock reinvestment polices outlined by the Housing Corporation, and have the ability to implement them in house
• To continue and build on the partnering arrangements made with existing contactors, and to vet and source new contractors.
Reinvestment
• To be responsible for the implementation and delivery of a Stock Reinvestment Programme.
• To manage & monitor all budgets allocated to this programme
• To develop policies and procedures relating to planned maintenance operations, to review these as necessary, ensuring compliance with statutory or regulatory requirements and reflecting good practice.
